01

Map your real routine

Write down the places you visit most: work, family, school, shops and recreation. Test journeys from the actual address rather than relying on a suburb-wide estimate.

02

Spend time in the neighbourhood

Walk the streets at different times. Notice traffic, access, noise and the routes you would use on foot. A map tells only part of the story.

03

Check the details directly

Confirm school eligibility with the relevant authority, transport with the operator and services with the provider. Nearby does not always mean accessible from a particular address.

04

Separate now from next

New communities may include proposed amenities. Ask what is already operating, who is responsible for planned facilities and what information supports any timing claims.

05

Compare two or three areas

Keep the same priorities for each location. Start with our Werribee, Geelong, Torquay and Tarneit guides, then build your own shortlist around the things you value.

For the actual property

Check the source documents.

For a school priority, check the actual address and enrolment year through the Victorian Government tool. For commuting, test the journey at the time you would travel; a map pin does not show the whole routine.
