01

Bring the home into the conversation

A generous block does not automatically suit every design. Compare frontage, depth, setbacks and the space needed for outdoor living with your preferred floor plan.

02

Follow the daylight

Consider the orientation of living areas and the outdoor space. Visit at different times if possible, and ask a designer how the home could respond to the site.

03

Ask what sits beneath the surface

Request available site information and ask your builder what further investigations are needed. Slope, soil conditions and services can affect the design and scope of work.

04

Understand the setting

Walk the surrounding streets and review estate design requirements. Check the relevant planning information with the council and your professional advisers.

05

Confirm timing in writing

Ask for the land’s current title status and the proposed settlement arrangements. Understand how the land programme relates to your building plans.

For the actual property

Check the source documents.

Use the Victorian planning property report to check the zone and overlays for an exact address. Ask the seller for the current title and available service information; a suburb name or lot area is not enough.

General information to help you prepare questions. Obtain advice for your own property and circumstances.
