01

Start with the same brief

Before comparing options, write down the home size, room requirements, preferred area and timing you need. Comparing different specifications can make one option appear simpler than it is.

02

Ask for a complete written breakdown

Request separate information for the land, home, site works and optional upgrades. Ask which items are allowances, which are fixed and which are not included. Keep the written specification alongside the floor plan.

03

Look closely at finishing details

Ask about flooring, heating and cooling, appliances, window furnishings, driveway, fencing and landscaping. Do not assume an image shows the standard inclusions.

04

Understand the sequence

Ask about land title timing, approvals and the proposed build programme. Identify who is responsible for each stage and what could change the timing.

05

Keep your comparison together

Record the date of each quote, the specification version and any questions still unanswered. Review the relevant documents with your own qualified advisers before proceeding.

For the actual property

Check the source documents.

Keep the dated plan, specification, lot plan and price breakdown together. If an allowance or site cost is unclear, ask for the assumption in writing before comparing the package with another offer.
